Realta Constructions is a luxury construction company in Marbella. We build private villas on your plot in Marbella, Benahavís, Estepona, Sotogrande and Nueva Andalucía for owners who commission once and expect it to be right. We act as principal contractor: we execute the whole build with our own trades, coordinate with your architect and technical director, and hand over a finished house.

We build villas. We do not sell them. If you own a plot or a project, this is where the conversation starts.

We do not take on partial packages or subcontracted trades for other builders.

Builders, electricians, plumbers, tile specialists and finish carpenters are on our payroll. A detail is resolved in hours, not weeks, because there is no subcontractor to chase.

A budget that stays fixed.

We do not start without a defined, measured project. Every partition, metre of installation and material is documented before the contract is signed. Scope changes are proposed in writing and approved by you.

A level base before any finish.

Laser layout and levelling come before marble or large-format porcelain. Those materials do not forgive an imperfect canvas.

Documentation at handover.

As-built drawings, datasheets, operating manuals, five years on finishes and ten on structure. Four years beyond what Spanish law requires on finishes.

One principal contractor, one contract, one scope. Everything below is executed or managed by Realta.

Questions about building a villa in Marbella

A construction company. We build your villa on your plot, to your project, as principal contractor. We do not sell finished villas.

Yes. Most of our new builds start from a plot the owner has already acquired, with or without an architectural project. If you do not have an architect yet, we work with studios we have built for before.

A new build from ground level typically takes 18 to 24 months depending on size and complexity. We give you a dated programme with the budget, before anything starts.

Yes, through our own legal team. Filing, follow-up and documentation are part of the contract.

Five years on finishes and ten on structure, signed in writing: four years beyond the one-year minimum required by Spanish building law on finishes, on everything executed by our own team. Plus a scheduled technical review after handover.
